WATER ON THE FLOOR RIGHT NOW?

  1. Shut off the water at the main valve, if you can reach it safely.
  2. Stay out of water near outlets, cords or anything plugged in.
  3. Photograph everything wet before anything is moved. Insurance will ask.
  4. Call or text me: 808-268-8170.

01 — WATER

It keeps moving after the leak stops.

Water runs under baseboards and cabinets, soaks the pad under the carpet and climbs drywall the way a paper towel pulls up a spill. What you can mop is the part you see. The rest is inside the walls and under the floor — and that part decides whether mold gets a start.

WHERE WATER GOES AFTER A LEAK

Where water goes after a leak Cross-section of a room. The puddle on the carpet is the part you see. Water also soaks the pad under the carpet, wicks up the drywall and runs under the kitchen cabinets. WHAT YOU SEE WICKS UP THE DRYWALL SOAKS THE PAD UNDER THE CARPET RUNS UNDER CABINETS

02 — OUT

Every gallon pumped out is a gallon nobody has to dry.

Pulling water out is far faster than drying it out, so extraction comes first and goes deep: floors, carpet and pad, the spaces underneath. Then whatever can’t dry in place — soaked pad, swollen baseboards, wet drywall — is cut out, with your OK, so the rest of the room can dry.

03 — DRY

Dry is a number, not a feeling.

A wall can feel dry on the surface for days while the inside stays wet. Drying is moving air, dehumidifiers and warmth working together — and it is measured: moisture readings in walls, floors and cabinets on every visit, until the wet areas read the same as the dry ones in the same house.

04 — PROOF

Your insurer will ask. It’s already written down.

Photos of every wet room before anything moves. Moisture readings by date. What was removed, and why. That file is what an adjuster needs to process a claim — and you get a copy.

CONDO LEAKS

Water from the unit above? Here’s who usually pays.

YOUR UNIT

Your own condo policy (HO-6) usually pays for the inside of your unit and your things, after your deductible.

THE BUILDING

The association’s master policy covers the building. The board can charge its deductible to the owner of the unit where the leak started (HRS §514B-143).

ME

Photos and moisture readings for every unit the water reached, so each insurer gets what it needs.

Every building is different: the declaration, bylaws and policies decide. General information, not legal advice.

FOR MANAGERS, AGENTS & ADJUSTERS

Send the photos. I answer.

Email what you have — ten or twenty angles is ideal — with the address, the unit and who can let us in. I look at the photos myself and reply with what I see and when I can be on site.

Plumber, roofer or inspector? I don’t do plumbing or roof repairs — I’ll send that work back to you.

WHO COMES

Art is short for Artem.

It’s my company and my van, based on Oʻahu and working on Oʻahu. You call my phone, not a call center.

If the meter says it’s already dry, I tell you so — and leave.
